The Suncoast Parkway provides a quick and easy commute to and from the Tampa/Clearwater/St. Petersburg area and has brought more people into town that seek the convenience of nearby city amenities but a more affordable, family-friendly place to call home. This parkway has been designated a Scenic Highway. It traces through agricultural areas, is bordered by native plants and is free of billboards. It is a pleasant more relaxing commute for those who travel into the city for work or pleasure. Hernando County has experienced a tremendous growth rate in the past ten years, with a current population of over 165,589.

The county itself covers 312,000 acres on Florida's Nature Coast and borders the Gulf of Mexico. Hernando encompasses Aripeka, Bayport, The City of Brooksville, Hernando Beach, Istachatta/Nobleton, Lake Lindsey, Masaryktown, Pine Island, Ridge Manor & Ridge Manor West, Spring Hill and The City of Weeki Wachee.

Spring Hill is the largest Hernando County community with a population of approximately 92,779. A majority of businesses thrive here with more new establishments and franchises opening every day. In addition, many new homes are building up fast in the neighborhoods and communities.

For those who enjoy living along the water, with backyard docks for your boat, Hernando Beach, Aripeka, Bayport, Pine Island and parts of Weeki Wachee offer Gulf side home fronts. Hernando Beach is the largest of the coastal communities and boasts upscale homes as well as marinas, restaurants, retail stores and other service-related businesses.

If its wide open spaces that you seek, Brooksville has generous acres of land amid oaks and pines. New private neighborhoods, recently opened in Brooksville, beckon newcomers with their beautiful home sites and decorative landscapes. Royal Highlands is a fast growing area of mostly new homes in the woods and hills of Northwest Hernando County.

The communities of Ridge Manor & Ridge Manor West are located east of Brooksville along the edge of the Withlacoochee State Forest. This area is growing and has convenient access to Interstate 75. The rural areas of Lake Lindsey, Masaryktown and Istachatta/Nobleton embrace beautiful wilderness and small community living.
